This spacious, 4 bedroom and 2.5 bathroom open floor plan home features a plethora of windows, vaulted ceilings, skylights, hardwood floors, and a wood burning fireplace. With a convenient location near parks, shopping centers, schools, this home was sure to attract a lot of eager buyers. So, agent Ryan Zweng with Side - Ascend Real Estate teamed up with project director Azary Khalfan to add some modern finished and conveniences to the home before it hit the market.

To get started, Azary directed her team to remove all of the popcorn ceilings, add fresh paint to the walls, install modern door knobs and locks, and replace all of the recessed lighting. All of the electrical sockets, light switches and covers were replaced, and some of the windows in the living room were upgraded. Azary also opted to replace the front door and upgrade the foyer light to help improve the atmosphere in the initial entry of the home. Over in the kitchen, the team installed a new under-mount sink and faucet, added a garbage disposal, installed new quartz countertops, and added a new backsplash to modernize the space, along with painting the existing kitchen cabinets. All of the bathrooms received major upgrades, some of which included installing new LVT flooring, replacing old vanity lights and mirrors, adding new toilets, fixing sink faucets, and upgrading the hardware throughout each room. On the exterior of the home, the walls and trim were painted, new plants, mulch and pathways were added, and new house numbers were upgraded to wrap up all of the upgrades to this home.

Once this project was completed, the home sold for $1,350,000, offering the sellers a $250,347 profit and a 150% return on their investment!

- Kids bathroom: fixed shower head and tub filler replaced, tub reglazed, sliding door for tub replaced, extractor fan cover replaced, register cover replaced, new toilet installed, new vanity mirror installed, new vanity light installed, sink faucet replaced, towel bar and toilet paper holder replaced

- Exterior: entry light replaced, walls and trim painted, front door and trim painted, house numbers replaced

- Landscaping: mulch added around fencing, drought-tolerant plants added, stepping stones added to create walking path, gravel added around path, dead grass cleaned up
