Sitting across the street from the famed Potrero Hill Community Garden, this quiet three bedroom, one bathroom home in San Francisco has the perfect combination of historic charm and cozy interior. This home features a private backyard patio, a full basement, and a reconfigured floor plan to maximize the use of the home. Agent Daria Saraf of Sotheby’s International Realty teamed up with project director Megan Silver to pull off these interior and exterior upgrades in order to appeal to buyers looking to settle down on a quieter side of the city. 

When looking to make improvements in the kitchen, Megan directed her team to remove all of the existing cabinets, countertops, and appliances to make space for more updated fixtures to be installed. The drywall throughout the room was repaired and prepped for painting, and new cabinets and hardware were installed. A new under-mount sink and faucet were added, and the refrigerator was moved to a new location to best maximize the use of the space. A new range and microwave were installed, along with a fresh tile backsplash. A new dishwasher was also added and the kitchen closet was demolished in order to create more space for a kitchen table.

Moving on to the bathroom, Megan and team opted to remove all of the tiling, tub, vanity, and toilet to reset the room to a blank slate. The walls were repaired and prepped for painting, and the toilet plumbing was moved to a new location to improve the layout of the room. A new fixed showerhead was installed, along with a modern temperature valve and volume valve drain. Any exposed exterior wiring was relocated inside of the walls and new baseboards were installed to allow the team to lay new large-format tile flooring. A new tub was also installed and medium-format tiling was added around the tub. A new extraction fan, new toilet, prefab vanity cabinet, countertop, and sink were all added, as well as a new vanity mirror and modern hardware. Additionally, the subfloor and beam were repaired to conclude the upgrades in the bathroom.

Other miscellaneous projects throughout the home included removing the office window bars, closing off walls to create two bedrooms, removing shelving in the living room, and washing all the windows to let in the natural light. On the exterior of the home, a new back door was installed, trim was repaired, and the back patio was power washed and painted.

Once this project wrapped up, the home sold for $1,550,000, offering the owners a $537,191 profit and an 855% return on their investment!
