Sitting along the San Pablo Creek, this beautiful 2 bedroom, 3 bathroom unit within a well-kept gated community offers a close-to-nature feel and beautiful natural light. Featuring a U-shaped kitchen with a pantry, a walk-in closet, ample storage closets, and a multitude of windows, this home was sure to impress local buyers. Agent Anne Ayankoya of Corcoran teamed up with project director Cygridh Rooney to upgrade each room and get the property ready for open houses.
To start out, Cygridh directed her team to paint and patch all of the interior walls, ceilings, and trim in each room. A new furnace was installed, some ceiling-mounted lights were replaced, and the HVAC ducts were repaired and sealed in the living room. Additionally, all electrical outlets and switches were replaced throughout the home. In the kitchen, new vinyl flooring was installed, new wood was installed within the cabinets and the paint on the outside of the cabinets was touched up. To finish up work in the kitchen, a new range and extractor fan were installed. In each of the bathrooms, new vinyl flooring was installed, along with new toilets, prefab vanity cabinets, and new countertops. New sinks and faucets were also installed in all of the bathrooms, along with new vanity mirrors and paper towel holders. Moving on to the exterior of the home, the backyard weeds and overgrowth was removed and fresh mulch was added. Lastly, the rear garage door received new locks to finish up the outside of the home.
Upon completion of this project, the home sold for $501,000, offering the owners a $115,806 profit and a 329% return on investment.
