Who doesn’t love a blank canvas! Our client inherited a condo from her aunt who was an artist. The artistic paintings throughout the space and the kitchen needed to be updated with current finishes to attract buyers. Sotheby's agent Michael Harrington teamed up with project director Megan Silver and got to work on planning how to best modernize this bright 1 bd, 1 ba home in Emeryville.

To begin, all of the rooms received new flooring, fresh paint, window repairs, new lighting and removal of any popcorn ceiling. Then, in the kitchen, the team completely replaced the cabinets, installed new appliances, fixed up old electrical and moved the range and refrigerator. Moving on to the bathroom, a new tub was installed along with two new sinks, a new vanity, update to the lighting and new mirrors.

The collaboration between Megan and the contractors resulted in a modernized, light-filled home that was ready to hit the market! This waterside condo sold for $510,000, enabling our clients to pass along a move-in ready condo with a 59% on their investment.

Freemodel’s scope of work for this project included:

- All Rooms: Removed popcorn ceiling throughout, repaired or replaced all windows, installed new light fixtures throughout, installed new hardwood flooring, repainted walls, replaced entry system, replaced balcony flooring

- Kitchen: Moved refrigerator and range locations, new cabinet installation, new appliances, electrical made up to code

- Bathroom: Refinished tub, replaced toilet, new vanity installation, electrical made up to code
