To start out, Melissa Jones directed her team to repair any dry rot throughout the home and installed new wood baseboards and luxury vinyl flooring. All of the walls, ceilings, and trim were patched and painted, and the brick fireplace received a refreshing coat of white paint to match the rest of the living room. New doorknobs, locks, and hinges were added to every door, as well as new outlets and outlet covers in every room. The flush mount wall lights and pendant light in the stairwell were replaced with more modern fixtures and all of the windows were washed to allow for crystal clear views of the surrounding landscapes. In the kitchen, Melissa and team opted to paint the cabinets and install new hardware. New flush mount lighting was added and a new chandelier was installed in the dining room. In addition to fresh paint and detailing in the bedrooms, new flush mount ceiling lights were installed to finish off those rooms. Over in the main bathroom, the drywall was repaired, and the tile was repainted throughout. The bathtub was resurfaced and a new toilet, vanity cabinet, countertop, sink, vanity mirror, vanity light, and ceiling fan were all installed. In addition, new flush mount lighting was added to the ceiling and new hardware was installed. Moving on to the half bathroom, a new toilet, vanity cabinet, counter, sink, mirror, vanity lighting, and hardware were also installed to mirror the design of the main bathroom.

Moving to the exterior of the home, the front door was stained and all of the walls, trim, and railings were patched and painted. The deck and railings were power washed, stained and sealed, and the rusty wiring was replaced. Additionally, the garage carport siding and pony fencing were removed. In the ADU, the wooden baseboards were replaced and new luxury vinyl flooring was installed. The kitchen cabinets were painted and new cabinet hardware was installed, along with new lighting and the installation of a new garbage disposal. In the ADU bathroom, a new toilet, vanity cabinet, faucet, mirror, vanity light, and hardware were all installed to reflect more modern designs.

Once this project was completed, the home sold for $3,050,000, offering the owners a $1,514,266 profit and 1116% return on their investment!
