This beautifully designed 3 bedroom, 4 bathroom home offers direct views of the water and multiple outdoor entertainment spaces, making for the perfect at-home oasis. Agent Miriam Wells of Sotheby's International Realty teamed up with project director Cygridh Rooney to add some modern conveniences and accentuate all the amazing features that this home had to offer before it hit the market.

To kick this project off, Cygridh directed her team to apply a fresh coat of paint to all of the walls, ceilings, doors, and trim. All of the door knobs were replaced throughout the home and every corner received a deep cleaning. Some of the carpet throughout the home was removed and replaced with new wood flooring. In the bathrooms, new caulking was applied to the tubs and all of the grout was cleaned. New toilets were installed throughout the home, and any broken faucets were replaced with new ones. All of the bathroom cabinets received a light sanding and fresh coat of paint to fit the home’s color scheme. Over in the kitchen, all of the tiles were re-grouted, cabinets repainted, and the lighting was replaced in the dining room. In the garage, the main door, door kit, and trim were all replaced and the exterior doors were repainted. Any dry rot was repaired and a transition was added to the concrete of the garage door from the street. Additionally, a new door threshold and jam were added to finish off the work in the garage. On the outside of the home, many drywall repairs were made and new insulation was added to protect the home’s interior. New plywood was added to the roof deck and the garden was cleaned up with new mulch and plant life.

Once this project wrapped up, the home sold for $2,195,000, earning the owners a $303,008 profit and 329% return on their investment!

Freemodel’s scope of work for this project included:

- All rooms: walls, ceilings, doors, trim freshly painted, all door knobs replaced

- Bathrooms: caulking to tubs and primary bathroom sink, grout cleaned, new toilets installed, broken faucets replaced, cabinets sanded and painted

- Kitchen: tile re-grouted, cabinets sanded and painted, lighting replaced in dining room

- Bedrooms: lighting fixtures replaced

- Exterior: drywall repairs, new insulation, new waterproofing membrane, new rough framing, new plywood on roof deck, garden cleaned up, deck repaired

- Garage: garage door, door kit, and trim replaced, exterior doors painted, dry rot repaired, transition added to the concrete of the garage door from the street, door threshold and jam replaced
