This 3,000+ sqft five bedroom, five bathroom home is located in a highly coveted cul-de-sac with panoramic views of Mt. Tam. With an open floor plan, multiple indoor-outdoor spaces for entertaining, an ADU on the property, and a pool in the backyard, this home was sure to captivate many eager buyers. So, agent Stephanie Lamarre of Golden Gate Sotheby's International Realty teamed up with project director Julie Dean to get the home, backyard, and ADU up to speed and modernized before it hit the market.

To get started, Julie directed her team to patch and paint all of the walls, ceilings, and trim throughout the main home, and all of the hardwood floors were refinished. The lighting throughout the home was upgraded with flush mount ceiling lights and one of the windows was replaced in the living room to give the best access to the beautiful views. In the bathrooms, the cabinet doors and drawers were sanded and painted to bring a bright, modern feel to those rooms. Moving to the outside of the home, the front door was painted and the railings and decks were sanded, prepped, and painted. The patio, stairs, and deck were pressure washed and the second-level railing was removed. Additionally, all of the retaining walls were repaired and painted, and the lattice fencing at the property line was repaired. Lastly, the ADU was upgraded with new paint on the walls, ceilings, and trim. The exterior railing, entry porch, and deck around the ADU were sanded and painted, and the faucet and electrical plated were repaired.

Once this project was completed, the home sold for $3,300,000, giving the owners a $249,249 profit and a 491% return on their investment!

Freemodel’s scope of work for this project included:

- All rooms: patched and painted all walls, ceilings, and trim, hardwood floors refinished, flush mount ceiling lights replaced

- Bathrooms: painted cabinet doors and drawers

- Exterior: front door painted, railings and deck sanded, prepped, and painted, patio, stairs, and deck pressure washed, second level railing removed, retaining walls repaired and painted, repaired two sections of lattice fencing at the property line

- ADU: patched and painted all walls, ceilings, and trim, exterior railing and deck sanded and painted, entry porch sanded and painted, faucet and electrical plates repaired
